i know a lot of people who forego real estate agents because they feel they will be ripped off. i agree, i see a lot of real estate agents in the philippines who are so unprofessional. but if your RE is professional, you can save a big chunk of change and also get the property that will meet your current and future needs.
you need to find a real estate agent who can meet your needs. Here are some things your RE should be able to do for you. If not, RUN away from your RE as fast as you can!
1. your RE should first ask your background like where you currently live, where you work, how many people in your family, what you and your families’ preferences, financing options are even before they start offering anything to you.
2. your RE should be able you inform you about the property: conveniences near the area like schools, hospitals, restaurants, groceries, etc.
3. your RE should be able to tell you about how safe the area is.
4. your RE should be able to tell you whether the area gets flooded during the rainy season or is near a faultline, or is a landslide hazard.
5. your RE should be able to tell you the value of recently sold properties near the area of interest. only consider the prices of sold properties and not the asking prices.
6. your RE should be aware of current financing environment. will the bsp (bangko sentral ng pilipinas) be raising interests soon? how much? your RE should be able to tell you how that will affect the value of the propery. usually higher interest rates will lower the property prices since people will be more hesitant to borrow.
7. your RE should be able to tell you when is the right time to buy. your RE should be able to gauge current market conditions and/or the seller’s motivation to sell.
8. your RE should help you construct the offer price. only agree with a price that you and your family are comfortable with.
9. your RE should be able to negotiate a good price for you even from big developers.
10. your RE should always cover your back. you should be able to backout from your offer to buy if you are not comfortable. your RE should let you fire him/her without any issues if you are not satisfied with your REs performance.
nice post. as a newbie in real estate industry, i will definitely remember all what you have enumerated. its the buyers needs that matters, not the agents needs (ie. commission). its just “i would like to be of service to you buyers”. hmm, i can make this a good motto right.
